Lately, as I have been reading the paper, listening to the radio and watching late-night television, I have noticed more and more advertisements for what are commonly referred to as, 'Get Rich Quick' schemes for buying and selling real estate short sales and foreclosures.
Headlines and catch phrases sound something like this :

- "Own millions of dollars in real estate with no money down"
- "get paid to buy a house"
- "Become a millionaire in 90 days"
- "No credit and No money necessary"

plenty of customer testimonials boasting of making
- "Six figures in six months"
- do all this while "working from home" and only working "a few hours a week."
and best of all, you can get all this expert knowledge in free seminars ,workshops and publications.
I think you get the idea.
First of all, many of these experts are truly knowledgeable when it comes to buying and selling Real Estate. Further, the information is valuable and often right on point.
However, I caution my friends, family, and clients that this type of real estate investing is not a guarantee and comes with varying , usually high degrees of risk.
This type of investing in Real Estate is not for everyone, make sure you understand clearly how this type of investing works.
Get the advice from experts outside of these motivation speakers. A few dollars to lawyers can save you potentially thousand and thousands of dollars later.
Make sure you can afford monthly payments.
Most importantly, there are no 100% guarantees when investing. So, make sure you and your family can afford any losses. Unfortunately, they do occasionally happen.
