great post james, you point out some great new home communities that are selling specs in inventory and even omdels at rock-bottom prices
dont forget Rancho Antigua Condominiums , McCormick Ranch , units that were $400K are now selling for less than $300K,
John - thanks for mentioning Ranch Antigua. This is a great community right in the heart of Scottsdale. Condominiums are $100K from their highs. thats 25% from 2005. That is as goo as a deal as you can find in Scottsdale at this time.
Barbara - there are some great Field Models (usually the last that builders will sell) for sale in almost every new home community. These are great buys as they are usually loaded with upgrades.
James , -- there are so many bank owned homes on the way, that prices are as much as 50% off if you are willing to buy homes with some compromise in condition, upgrades, location, etc... these homes are nearly 30% off. However, you do have the luxury of buying direct from the builder with warranties, etc... thanks for the info
I would only buy from a new home builder.
However, most of the communities are just swamped with foreclosed homes, short sales and underfunded Home Owners Associations -
be careful, unless you are buying 50 cents on the dollar
Scott - if you are patient and are willing to buy a spec in a builder inventory. You may not get the exact upgrades, colors, etc... that you want, however, you will more than make up for it in price discount
Creative Market Solutions - These are great communities that are just suffering do to overdevelopment. If you want to live there, you can buy homes that were $300K or more and are selling at $100K--$150K
